Garage and Basement Conversions
An attached or detached garage is often the cheapest path to a legal living space because the slab, walls, and roof already exist. Conversion work means insulating walls, ceiling, and often the slab, replacing the overhead door with a framed wall and real windows, adding egress, running new electrical and plumbing, installing heat, and then finishing it like any other part of the house with drywall, flooring, trim, a kitchenette or full kitchen, and a bathroom. Basements follow the same logic with extra attention to moisture control and egress window wells.
Detached Units and Home Additions
For a new detached ADU or a bump-out addition, we handle footings and foundation, framing, roofing, siding, windows and doors, insulation, mechanicals with licensed trades, and the complete interior finish. Tying an addition into an existing roofline and siding so it does not look bolted on is the part most people notice, and it is the part we spend the most time getting right.
Rules, Rentals, and Budget
ADU rules differ between the City of Chelan, Chelan County, Douglas County, and the City of Wenatchee, especially around short-term rental use, parking, setbacks, and owner occupancy. We will tell you what we know from recent jobs and work with the local building department on permits, but you should confirm short-term rental eligibility with the jurisdiction before you count on nightly income. On budget, a garage conversion is typically the least expensive route, a basement finish is next, and a new detached unit is the largest investment because it carries its own foundation, roof, and utility runs.

Almost always. The slab, walls, and roof already exist, so most of the budget goes to insulation, utilities, and finishes instead of foundation and framing.
